Low-slope roofing is a systems decision. The right answer depends on the deck, the drainage, the rooftop equipment and how long you need it to last.
Single-ply membrane, heat-welded seams, reflective surface. The default for a lot of Texas commercial work for good reason.
Multi-ply, torch or self-adhered. Durable underfoot, which matters on roofs with heavy equipment traffic.
Where the substrate is sound, a coating can extend service life for a fraction of a replacement — and it is an operating expense rather than capital.

Before you call anyone
It varies widely by system, deck condition, drainage, insulation and access — which is why any number quoted before someone has been on the roof is a guess. We scope it properly and put it in writing.
Yes. Phasing, weekend work and section-by-section scheduling are normal on occupied buildings and we plan for it up front.
On a sound substrate with intact insulation, restoration is a legitimate engineering choice that buys real years. Over wet insulation it is money spent hiding a problem, and we will tell you which you have.
