You can expect an asphalt shingle roof to last somewhere between 15 and 30 years. That time changes based on how often the roof is inspected, the quality of the original install, and what the weather has done to it since.

Age

The most common roof material, asphalt shingles, typically last 15 to 30 years. If your roof is approaching the end of its expected lifespan, it is worth consulting a roofing professional — and worth doing so on any roof over 20 years old regardless of how it looks.

Visible damage

Cracked or missing shingles, curling or blistering asphalt, rusted metal panels and cracked tiles are all visible signs of roof damage. Extensive damage across the whole roof points to replacement rather than repair.

Leaks

Leaks are probably the clearest indicator that your roof needs repair or replacement. Ignoring them leads to extensive water damage inside the house, which costs considerably more to put right than the roof did.

Several factors affect the time it takes, but most average-sized homes take between 1 and 3 days. Tearing off an existing roof usually takes 4 to 6 hours on most homes, and can take a full day for larger or more complex roofs. Standard asphalt shingles are the quickest to install; premium materials including metal, tile and wood shakes take longer. Roofing professionals strongly advise against installing in rain, so weather can move a date.

Look for broken, cracked or missing shingles and flashing, signs of water damage, dark patches or streaks, and moss or algae growth. It is also worth checking whether the roof is simply worn out with age or missing the protective granules on its shingles. Many of these issues can be seen from outside the house.
