Exposed-fastener panel over an unvented deck with no clips costs a fraction of a standing seam system and behaves nothing like it. The word “metal” on a bid tells you almost nothing — the panel profile and the attachment method do.
Panels expand and contract with every hot afternoon. A system fastened straight through the panel instead of on concealed clips works those holes loose over years, which is why so many exposed-fastener roofs leak at the screws long before the metal fails.
On the two-storey plans common here, water often enters at a garage-to-wall transition and tracks a long way before it stains a ceiling. The stain is rarely above the hole.

Schertz sits on the northeast side, the other half of the area that took the worst of the 12 April 2016 hailstorm — the costliest hail event in Texas history at roughly $1.4 billion in insured losses, with stones up to four and a half inches. That storm and the wider 2016 season, which pushed statewide Texas hail losses past $5 billion, put new roofs on a very large share of the housing out here.
