Cibolo, Texas
An inspection is worth nothing if the person doing it only gets paid when they find something. We photograph what is actually on your roof and give you the report either way — including the report that says your Cibolo roof has years left and needs nothing.
No obligation. No pressure. Most inspections booked within 48 hours.

If you are here, one of these is probably true
Hail bruising does not show from the ground, and neither does a lifted flashing or a cracked pipe boot. If nobody got on the roof, you did not get an inspection — you got a sales call.
An inspector paid by commission has an obvious incentive. Ours is a flat report of what is on the roof, and a fair share of our inspections end with us telling a homeowner to spend nothing this year.
Cibolo grew almost entirely after 2000. A house built in 2005 is on a 21-year-old roof today, and so is most of the street — which is why every third driveway has a dumpster in spring.
North of Green Valley Road there is very little to slow the wind. Ridge caps and starter courses are usually the first thing to go, and they go quietly.
A builder valley done fast is a valley that leaks in year fifteen. It is one of the most common repair calls we take in this part of Guadalupe County.
Cibolo sits on the northeast corridor that draws storm crews from out of state. They take the deposit, do the work fast, and are unreachable when the flashing fails.
An inspection you cannot check is not evidence. You get the photographs, the dated report and the reasoning, so a second opinion is something you are able to get rather than something you have to take on faith.

Hands down the best ever service I have ever experienced with a San Antonio business! Mike was excellent! Mike explained the process of repair on my roof, followed up with an email addressing who would do the repairs and 3 days later a technician showed up!

Hail country
Cibolo sits on the northeast side, the other half of the area that took the worst of the 12 April 2016 hailstorm — the costliest hail event in Texas history at roughly $1.4 billion in insured losses, with stones up to four and a half inches. That storm and the wider 2016 season, which pushed statewide Texas hail losses past $5 billion, put new roofs on a very large share of the housing out here. Many of those roofs are now approaching a decade old.

Our process
Four steps, the same way every time — so you always know what happens next.
STEP 1
No charge and no obligation, whether you are chasing a stain on the ceiling, buying the house, or just want to know what you have.
→ A free inspection and a straight answer
STEP 2
A full walk of every slope and penetration, plus the attic where access allows — moisture shows on the underside of decking long before a stain reaches a ceiling.
→ Permit filed through MGO Connect for you
STEP 3
Dated photographs of every finding with a plain explanation of what each one means, and what it does not mean.
→ Cleaned up and magnet-swept before we leave
STEP 4
Repair it, replace it, claim it, or leave it alone. If the roof is fine we write that down too, and you keep the report either way.
→ We walk the finished roof with you
On the ground
Every part of this metro has its own failure pattern. These are the ones that come up again and again on this side of town.
Post-2000 subdivisions all hitting the 20-year mark within a few years of each other
Wind-lifted ridge caps on the exposed lots north of Green Valley Road
Builder valleys cut rather than woven, then never sealed
Gutters undersized for the roof area they drain
A home built in Cibolo in 2005 is on a 21-year-old roof today. Most 25-year architectural shingles in this climate do not make 25 years.
Serving Cibolo
Cibolo sits in Guadalupe County, and we work across ZIP codes 78108. Our crews are in Cibolo regularly — we are a San Antonio company, not an out-of-state outfit that showed up after the last hail event.
Cibolo has been one of the fastest-growing cities in the region, and the bulk of its homes were built after 2000 — which means a lot of roofs are now hitting the 20-year mark all at once.
We regularly work in Bentwood Ranch, Falcon Ridge, Steele Creek, Turning Stone, Deer Creek and the surrounding neighbourhoods.
Permits & inspections
Cibolo issues roofing permits through its Building Permits & Inspections department at 201 West Loop 539, and permits and inspection requests are handled through the MGO Connect online system. Contractor registration with the City is part of the process.

Before you call anyone
Once a year, and after any hail or high-wind event that hits your area. Texas insurance policies also carry deadlines for reporting storm damage, so an inspection soon after a storm protects the option to claim even if you choose not to use it.

Yes. A general home inspector reports the roof as one line item; we give you remaining service life, what it will cost when it goes, and whether there is unclaimed storm damage on it — all things that matter while the price is still being negotiated.
Most Cibolo inspections are booked within 48 hours. Emergency and storm response is available 24/7 — if water is actively coming into the house, call (210) 896-3209 rather than filling in the form.
Yes. We document every impact point with photographs, meet your adjuster on the roof, and scope the repair or replacement to what the claim actually covers. Storm work is a large part of what we do in this market.
At Bondoc Roofing, we only hire fully trained, licensed, and insured roofing contractors, so you can rest assured that your roof repairs are being handled by experts. Our roofing technicians will arrive on time, ready to assess your roof, and plan on working on it as soon as possible.
Many neighbourhoods here have architectural rules covering shingle colour and material, and some require approval before work starts. We will tell you whether yours does and work to the approved colour list — it is a common reason a roof has to be redone at the contractor’s expense.
Texas policies generally give you a limited window from the date of loss, and the exact deadline is in your policy — not something a roofer should guess at. The practical advice is not to wait: the longer the gap between the storm and the inspection, the harder the claim is to substantiate.
Roofing runs year-round here. The busiest stretch is the weeks after a spring hail event, when every crew in the metro is booked and out-of-state crews arrive. Late autumn and winter usually mean shorter lead times and the same workmanship.

No obligation, no pressure, and no push toward a replacement you do not need. If a repair is the right call, that is what we will quote.
