Commercial & low-slope

Commercial Roofing Contractors in San Antonio, TX

A commercial roof fails differently from a house. The building keeps operating, the leak lands on inventory or a tenant, and the decision is rarely just technical — it is a budget and a schedule as much as a roof. We scope it so you can plan it.

What we see

The things that actually go wrong

The building cannot stop trading

Tear-off over an occupied building is a logistics problem before it is a roofing problem. Phasing and scheduling matter as much as the system.

A leak that lands on inventory

On a commercial roof the cost of the leak is usually larger than the cost of the repair, and it is rarely covered the way owners assume.

Capital versus operating budget

A full replacement and a restoration coating hit very different budget lines. Which one is right depends on the roof, not on what is easiest to sell.

No maintenance history to work from

Most low-slope roofs we are called to have never been on a maintenance programme. That is usually why we are being called.

Hands down the best ever service I have ever experienced with a San Antonio business! Mike was excellent! Mike explained the process of repair on my roof, followed up with an email addressing who would do the repairs and 3 days later a technician showed up!

The detail

Systems we work with

Low-slope roofing is a systems decision. The right answer depends on the deck, the drainage, the rooftop equipment and how long you need it to last.

TPO

Single-ply membrane, heat-welded seams, reflective surface. The default for a lot of Texas commercial work for good reason.

Modified bitumen

Multi-ply, torch or self-adhered. Durable underfoot, which matters on roofs with heavy equipment traffic.

Coatings and restoration

Where the substrate is sound, a coating can extend service life for a fraction of a replacement — and it is an operating expense rather than capital.

Standing seam metal

For steeper commercial and mixed-use structures where longevity outweighs first cost.

Frequently Asked Questions

It varies widely by system, deck condition, drainage, insulation and access — which is why any number quoted before someone has been on the roof is a guess. We scope it properly and put it in writing.

Yes. Phasing, weekend work and section-by-section scheduling are normal on occupied buildings and we plan for it up front.

On a sound substrate with intact insulation, restoration is a legitimate engineering choice that buys real years. Over wet insulation it is money spent hiding a problem, and we will tell you which you have.

Regularly — including multi-property portfolios where consistency and documentation across sites matters as much as any individual roof.

A properly installed and maintained TPO system lasts a long service life; a badly seamed one fails early at the seams. Installation quality is the variable, not the membrane.
